You have to produce enough cash to cover debt service and expenses, but you will continue to receive tax and appreciation benefits, since they will continue over the 10+ yr time frame, or at least be a hedge against inflation due to rising rents and appreciation.

Assuming that the property would rise with typical inflation at 3%, your ROI with principal accrued, $0 cash flow, and 3% appreciation would be ~$8k a year (~12%).
