Time for a forecast again? Las Vegas specific

Hi everyone. I'm just wondering what Vegas investors think of our current market right now and what is your prediction for the next couple of years. I think most will agree that it's sellers' market for houses less than 300k. I believe >400k is still soft. Also, interest rates are still low. Do you see the the interest rates rising after the election and do you think it could negatively affect housing prices despite job growth with the opening of new casinos and stadium etc.? Are there more foreclosures that will be coming to the market soon? Do you think it's a good time to cash out refinance now and save $ for 2017? I know some say it's always a good time to buy if it's the right deal. But maybe there's also some who are saving up some cash or at least saving up their loan DTI ratio in anticipation for a possible housing price adjustment in the next couple of years? I know no one could predict the market but would like to hear from investors on what's your opinion on our market and/or what is your strategy for the next couple of years. Thanks in advance.
