A $2 million 20-year term life for a healthy 35-year-old male is only about $150 a month.I was surprised that a friend of mine, who's 66 with hypertension and prediabetes, was able to get a "key man" $500K 10-year term life policy for a bit less than $300 a month.

I own a building in downtown CLE that has a 3 yr old new buildout with 12 bedrooms, 7 total full bathrooms, 1 half convenience bath located in community area. 5 bathrooms are shared with 10 bedrooms( jack and Jill layout) with 2 single bathrooms for 2 private suites with one of those suites being ADA compliant.

Once you have a contracted deal you can ask other experienced investors who they are using (you will be surprised how many of them lend private money themselves) and pitch them your deals and experience.

I would also plan on a new furnace and (if applicable) air conditioner.As far as interior condition - I would not be surprised if copper pipes and electric wire have been stripped from the interior.

I am surprised the property management company would only walk the exterior once a year and not check on the interior at all.
