In some cases, it might be 5 years and a buy out, it could be a longer deal where you would essentially be giving them a "coupon clipper" via check each month, and it could also be subject to them handling certain aspects of the operation for a period of time (12-24 months). 

@Amber Koontz yeah I find myself eliminating things a lot for the location even though the numbers otherwise work, because that is subjective and most of the time you can tell from Google street view or the listing photos that is generally my first step.

Best so far is in Mesa AZ - I bought a 4 bed 2 bath for $100 using Subject To and put $500 into clean up - got $25,000 down from a tenant buyer.

Have it outline the roles, recourse, disposition, and legal stuff. 

Unfortunately, I cannot touch most of that money so instead of making 25%+ tax-deferred returns in real estate, I'm subjected to lousy volatile Wall Street returns.
