Hi Brandon,If I understand your question correctly, I can tell you I have a strong preference for renting duplexes.

For example, if you need to renovate the kitchen, you simply pick the style of kitchen you wanted, input the sq ft data, and the tool would then create an estimate,  a scope of work to present to the contractors, and an order list which you can import into homedopt/lowes to order the materials.I have been a PM for a GC for close to 7 years, so I understand estimator tools.

As long as the tenant screening is strong, your turnovers would be minimal (not factoring in life altering event). 

Are there strong cash flowers that can be gotten in decent neighborhoods that you would be proud to live in?

One where everything goes right - you get strong rental income, the market remains steady, property value continuing increasing, financing costs remain relatively stable, etc.

For me, after strongly considering SFRs I just couldn't see a way to hit my annual income goal without massive logistical challenges so I decided to go the apartment route.

I have a modest background in home renovation and a strong background in real estate, just not on the purchasing side of everything (valuation).Also, any other tips are helpful!
