Is better to stick to studio and one bedroom or does two bedroom even three bedroom makes sense to landloards( BTW I only invest on NYC and NJ in past) I undestand some are doesn't even have one bedroom.

I believe if you want to learn to flip and learn how to do a flip on your own from beginning to end, you need to get inside the home and actually see how the work is done, how to project manage it, how to save money on rehab, pick the designs,  stick to your budget, flip to the neighborhood comps, and market the home at the end.I chose a home in the Sacramento area, a 3/3 1650 sq ft home almost 30 years old that needed to be completely remodeled.
