In search for a great educational book for rental properties.

My name is Travis Nichols. Im 22 years old and I’ve been very interested in buying rental properties and flips for about a year now. I’ve been reading lots of material on flips as I’ve read J Scott’s The Book on Flipping Houses. I found that book very informative and educational. I am looking for a educational book to read and also some advice on searching and buying a rental property. Are there any great books out there that stick out from the rest?

What Every Real Estate Investor Needs to Know About Cash Flow by Frank Gallinelli. It's a bit heavy on math, but includes nothing that's too confusing as long as you passed 8th grade algebra.
