Would love to start connecting with some folks on BP, and especially with people who live in Rochester.I've recently ended my previous vocation which was owning and running a landscape company.

For example, there should be a written agreement detailing when they can occupy, how much they will pay for that occupancy, who takes responsibility for maintenance, insurance, utilities, landscaping, etc.

If you’re in a pinch and need to do some work yourself, I’d consider doing the demolition, landscaping, and if the market supports it, assembling RTA cabinets.If you have the know-how, installing plumbing fixtures, electrical fixtures and bathroom accessories is another thing you could do to save a bit of money. 

I think this makes a great landscape for both flips and BRRRR rentals; it all depends on the neighborhood!

For any given location, the ongoing Cap Rate may remain much the same over time.Good luck trying to predict statistically where Cap Rates might shrink in future.Because of course, that's what you want.

My two cents- buy a property that you can force around 25% equity in less than a year, which isn't impossible with some lipstick and landscaping.

Not fixing landscaping etc. but like I said not familiar with your states laws so could be wrong.

When you look at RE statistics across the country, do you see the rent control cities huddling at the bottom of the list?

I've also seen some statistics that the majority of these wage increases go towards people paying more in rents.
