You could offer to pay for a few months at a storage unit or give them a discount on rent to supplement them loosing the garage. 

Perhaps it's a way to reserve capital for future rent specials, but I think in this case you need more information.

Your warranty deed (probably special warranty) is just a guarantee by the person who sold the property to you that nothing occurred during their ownership that would make the title unmarketable.
