Marc, I and others all stated in this thread that invesntory levels were very low, in fact, record lows, so no, we do not have a lot of inventory, hence price increases (supply and demand).

I'm a wholesaler and I prefer not to work in cash-buyer hot-spots because the never-ending sucker supply attracts sharks.

Overall, occupancy rates are generally in the 96 to 98 percent range with some new supply in the pipeline.

If your deals are really good, posting them in our Marketplace will yield you buyers.I've never quite been sure why there's this emphasis on building some vast buyer's list before you get started as a wholesaler, because there's little need when you're supplying fantastic opportunities.

If you're going to say that restrictions do work then please supply real data instead of opinions.

A roofing supply company will have WAY lower prices and better selection.
