Even low E glass windows are different from north and south.

Consider the impacts on window, door, soffit extensions that may be required as well to accommodate the extra depth.    

E.g. windows, roof, gut, hvac, plumbing, electrical, paint, floors, structural repairs, water heater, etc. 

I typically only do value add deals where I am taking on someone else's mismanaged building, so the up front CapEx can be pretty heavy with the new roofs, tuck pointing, electrical upgrades, window upgrades, etc.

I painted the main living spaces and the master bedroom, rehabbed the kitchen (painted the cabinets, replaced appliances, replaced the counter top, and installed new flooring and light fixtures), gutted the master bathroom, and closed in a window that looked into the foyer(I could never figure out why someone put a window there).After doing a little bit of reflecting, I wanted to share some of the biggest lessons learned throughout this process.1.

I missed the peak of the market and advertised on the downward slide.

Everything was redone, roof, paint, windows, floors, bathrooms, kitchen, laundry, landscaping!

Tenants have made it very  clear they will not move, they have gone as far as posting "no money for keys" signs in their windows. 

What the inspection report missed and what I glossed over that still bugs me is the negligence that went into putting in the new windows.

But all that is out the window if the bank won’t loan that much.
