There is  one roofing company I trust but they don't do repairs.There's also the fact that this property is expensive and I think these roofers show up and immediately see dollar signs.  

It just opens the door up for problems and these problems could sink you if you are over leveraged.

You need to get a quote from a local handyman or contractor.Not sure about every state, but in the states where I invest - If you do the work yourself you can only deduct the cost of materials.

I was reading it my head as a capital improvement, that would then get deprecated.All costs are added up to the cost basis then when you sell the inventory, the difference will be your profit.

What's more, you're a beginner and expect a private lender to lend you the down payment and closing costs, so you can get a loan to finance the rest?

Just leave things alone.If you don't deed it to the LLC, then it's a useless LLC costing you fees for no reason.
