We start with the ARV and back into the target price we're willing to pay by subtracting out the rehab budget, contingency reserve, profit margin, buy and sell side closing costs, and holding costs for the time value of money.

Also, since we lived in it as our personal residence, we only have about 1 more year that we could sell it and take the exemption to not have to pay capital gains. 

I told them that we can also look to selling this and moving to another house if all they are looking for is equity and they are open to doing that. 

He sells the property for 150k.

Why would there be forced selling under those conditions?  

One month or one decade selling a flip is an active business like selling hamburgers, and pays regular income taxes not capital gains.

Many of these agents will pitch you to list the property with them, but kindly let them know that you want to sell off-market and ask if they have any interested buyers.
