In my experience I almost got scammed by a big player, oftened recommended on these forums.  

In addition, I don't see many institutional firms attempting to sell their inferior interest in the open market as it is problematic and bad press.All that makes me want to conclude this is more of a private firm or person specifically looking to take advantage of an unsuspecting buyer.There is a little speculation on the existing mortgage which is causing the hold up.  

I have a few that responded and is an $800 fee normal or a sign of just a fee scam?

I want to market for motivational sellers but everyone and their mom has "we buy houses" and I feel most people even motivated sellers think it's a gimmick/scam.

I just need the proper deal not some scam or over priced realtor looking for a win.

Find the unsuspecting homeowner that doesn't know the true potential of his/her property. 

So this is my first post on the diaries and i thought i would start it with this property since it is one that i unfortunately have to do full permits on because of the location and the city inspectors have been watching it like a hawk waiting for some unsuspecting investor to buy it so that they can pounce on them.Freddie Mac home near Tacoma WA.Before stats:  4 Bed 2 Bath 1,537 Sqft with an Un-Finished 1041 sq/ft basement and 2 car detached garage, also includes a large pain in the butt 3 story chimney (basement to second floor).Post Rehab: Will be a 5 bed 3.5 Bath 2,578 Sqft home. 

This is just another  " scam" by the city , just like Cleveland for one purpose to raise money they do not give a dam about the kids .  

I am not sure if the greenlight loans trying to scam me or what.

Someone is scamming you or someone at the county has made a big mistake.
