@Audra Luther I'd be very careful to sell a property in a nice market in Oregon and buying in a "cashflow" market. 80K won't allow you to get much scale, which is what you need in order to be successful and have consistent cash flow in those types of market.

The issue you have as you scale is that these are not designed for business use, and if they flag you as a business they will shut you down pretty quickly.
