We just bought a house with a carriage house in Colorado Springs and the short-term rentals in both units are killing it.

However, in areas like yours (I was in the USAF out there eons ago) or other areas like Colorado with a lot of oil or gas drilling, sometimes properties are sold without the mineral rights.
