Having a lot of fun playing around with Zilllow Provided Data. Narrowed it down to the 75 most populated markets.

Up first, biggest YOY rent increases.

RegionName State SizeRank 2017-03 2018-02 1 Year Rent Increase
Kansas City MO 38 1016 1103 1.09
Stockton CA 71 1410 1515 1.07
Sacramento CA 35 1545 1658 1.07
Atlanta GA 41 1316 1395 1.06
Colorado Springs CO 40 1435 1520 1.06
San Diego CA 9 2662 2813 1.06
Riverside CA 61 1822 1920 1.05
Dallas TX 10 1399 1469 1.05
Tucson AZ 29 1099 1151 1.05
Saint Louis MO 57 910 952 1.05

Top Best Price to Rent Ratios. City, Size Rank, PTR ratio.

Cleveland, OH 29 9.5
Memphis, TN 41 9.54
Houston, TX 6 9.89
Indianapolis, IN 33 9.91
Detroit, MI 12 9.93
Cincinnati, OH 28 10.01
Buffalo, NY 46 10.04
Kansas City, MO 30 10.47
Oklahoma City, OK 42 10.47
Chicago, IL 3 10.5

Combined with Wikipedia for data on projected population increases and bestplaces.net which sources their data from mostly government data and I wish I would have done this months ago to at least narrow down the field for strong Cash Flow market candidates.

Hope it's helpful.
