I have not felt unsafe in any of these "areas to avoid", though even if it should go without saying, I use basic street smarts when rolling through any familiar or unfamiliar area.

Get enough cash from both and pay them both off in 10 years or find that perfect amount where you can get enough properties but roll the snowball fast enough to get the cash flow you're looking for in 10 years.
