I have 1 tenant in TX who lost job at a large retailer.  

Hi, I live in Central New Jersey - I've invested in residential for a few years now, primarily fix and flip and I'd like to move into commercial: retail, mixed use, etc.

(I do local, many do out of state) then single family homes, multi, ADU's, retail etc etc.

They can be good one-stop-shop for investors, but you're right, most sell the property at retail+, but the upside is no deferred maintenance, a tenant, and management.

Over the past several weeks, I've been doing a lot of research and analysis of how the crisis may create new opportunities (and amplify existing threats) for several retail categories as well as for retail real estate investors. 

I recognize that is crazy to people from many markets but most retail residential RE in San Diego is ~0.4% rent to cost ratio (maybe 0.5% ratio for quads). 

In addition, thousands of independent retailers have also closed by choice or state mandate.

Traditional retail sellers will be the folks you are connecting with buyers regardless of whether your buyer is an investor or traditional homeowner.As an investor, I want an agent who regularly walks properties; sees value, expense and risk; and recommends the gems to me, not the dogs. 

If everyone start hoarding their dollars, more people lose their jobs at retailers, who in turn effect manufacturers, and the services that provide those manufacturers.
