I know I do hear and read a lot as well "there's only so much you can listen to and read, the rest you learn as you go". 

The rest of year is usually rented by the month at $1000.

Still have a bit of work to do but we will get the rest of it done over the next couple of months if we can get some dry weather.

You don't need to know everything to get started; you just need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

The rest just take cuts out of what you spend (the lender has their fees but it is only tied to a closing).Go find an agent and get rolling!

Then use it for the down payment, closing costs, moving expenses etc. then use the rest to touch up my current home and get a tenant.

The rest are derived from the REAL numbers and even those become less meaningful over time.  

As they say "the rest is history".

Life doesn't work that way.I'm also willing to bet that most of us have given a grace period or second (and third, and fourth) chance to tenants...and have been burned.The thing about letting this tenant pay the rest of June rent in mid-June is that now they have to some how turn around in 2 weeks and pay July rent in full.

There is quite a bit to do and, while I am comfortable with Excel enough to make and use my own spreadsheet to manage this, I am curious what resources others use and what spreadsheets or templates you guys might be willing to share, Excel or otherwise, with me and the rest of the BP community.
