The rest just take cuts out of what you spend (the lender has their fees but it is only tied to a closing).Go find an agent and get rolling!

Life doesn't work that way.I'm also willing to bet that most of us have given a grace period or second (and third, and fourth) chance to tenants...and have been burned.The thing about letting this tenant pay the rest of June rent in mid-June is that now they have to some how turn around in 2 weeks and pay July rent in full.
