It's fairly rare to see seller financing on MLS properties.Beyond that, you didn't specify which people you'd talked to about mortgage pre-approval or pre-qualification.

Thanks Joel,I don't have the property identified yet, I'm basically at the "getting pre-qualifed" stage.

For instance, a local broker mentioned to me that if you have 30% equity and a signed lease, you can use part of the rental income towards the loan qualifications.  

It also states that if my LLC meets the qualifications for an S corporation I can file form 2553 "Election by a Small Business Corporation."

Or, is it so little money that paying them up-front would not really affect the qualification too much? 

That lender filed FC in Feb. which is still to be scheduled, so that's another checkbox on the HHF qualification list.The borrower has arrears a bit over $20K so I'll use that as my bargain chip to encourage him to apply for HHF.

The postings are also very clear about our qualifications:- Income > 3x rent- Credit score of 600+- Must pass a background check and have no evictions in the last 7 yearsWe've had multiple open houses and despite probably 50+ inquiries online, have had almost nobody show up to the open houses.
