What do you do yourself in regards to this property?

I was starting to get a little concerned, I always saw other people investing in this area which I knew came with its difficulties but as long as tenant screening and property checks out I know it would work.

I own 4 rental properties in LLCs in two other states. 

If you have the time and want to take a more hands-on approach, I’d recommend looking into the BRRRR strategy or flipping properties.
