I started fearing asking questions because I did not want to appear "dumb",  In the end I moved from that office to another and was fortunate to find an environment that promoted questions and curiosity. 

If that, I could promote I could do 2% rule in Los Angeles all day everyday.

Be extra careful, don't fall for the bait and switch marketing and lifestyle BS REI promoters, even if they were on a BP podcast twice! 

If it was my own rental I would provide water/snacks but as a mgmt company you don't want to take on that cost unless you either A) have owners pay for it per booking i.e. restocking fee or B) increase your mgmt fee.Email marketing/Social Media is the basics and asking owners to promote to their friends and family as technically it's their business too.

As people have mentioned, there are sales pitches that promote it: I've heard from Equity Trust presentations that one can do it, not to mention also from known wholesaling figures like Vena.

Turns out that the guy who previously had the job, then was promoted and moved to Las Vegas, he didn't like Vegas and wanted his job back.

I think it has a lot to do with those "Buy $5 get $15" promotions they run every other week.

Using Pokemon fever to promote rental property is more real, indeed.

It also sounds like a Drop and Swap can get hairy if done at the end of the hold period, especially with a promote structure.
