They could be willing to do an equity share where, depending on the agreed upon amount of time and money invested from both parties, the percentage of the profits are split appropriately once the property sells.

Anyway, personally those feel like too much of a risk for me at this point, as I don't have any experience with hiring/supervising contractors etc, and I suppose doing this the regular remodeling / general contractor way, any potential profit would go to the GC rather than me.So maybe I'm missing something, but it seems that for a newbie it's rather hard to get those kind of deals on properties?

Let's say they have $30-$50k to invest, which is enough for them to get a loan in their name, and I manage/operate the flip and profits are split according to whatever JV we create.

If yes,keep it and let the tenant follow their pipe dreams of home ownership somewhere else.Don't make their problems yours.If she needs section 8 to pay her bills,she can't safely finance a stick of gum let alone your property and you'd be headed for a long an expensive foreclosure before long.Now if YOU need to sell because you can't afford to repair it or it will need major repairs like a new roof,appliances,etc. and you haven't been setting aside money every month to pay for them well then that's different.Put it on the Bigger Pockets marketplace and let one of us buy it from you and relieve you of the burden.Good luck.

The article references a proposed closure of the Air Force 440th airlift wing - that already happened.Also, take a look at the significant drop in ranking for Fayetteville on the Milken Institute's 2015 Best Cities list :http://www.milkeninstitute.org/publications/view/758 I see your point, however Bragg is a major military installation which will never go away.
