In my market I can rarely buy 3 bedrooms off the MLS - i'm in a military town with lots of landlords willing to pay a premium for 3 bedrooms, which makes it impossible for a rehabber to compete.

To me, if I am paying a premium for a rehabbed property I expect there to not be significant repairs in the first year and these had roofs that were already causing water damage @Engelo Rumora - we had no prior relationship.

the only way your going to b e accepted as a tenant in a $200k+ house is if you find a landlord who will charge you a premium to the normal rent or someone you nknow.
