It's based on comparable sales - what someone was willing to pay (and actually did within no more that 180 days; 30 - 60 days is preferred) for a property that is comparable to the one you're considering. 

While I'm not exactly opposed to it, it's not my preferred method.

I know there are schools as well as I’ve researched, just would prefer to do the studying remotely and at my own pace.

I would structure the interest rate as a preferred return that accrues if there's not enough cash to pay.

I've seen stuff in those secondary markets but I'd personally prefer something in a large and/or growing MSA.

Can you share your experience and which investment you prefer?

My dad used to prefer renting stores to people needing offices because it's cleaner and insurance cheaper.

I’m currently considering a turnaround deal that i feel has a ton of upside and I would be willing to make the leap knowing I had someone to at least help with the due diligence aspect (preferably more).

So ultimately its a personal preference.
