If one wants to invest in Jackson MS it can be done basically in the North west areas North of 20 and East of 55.. thats the safety zone and then you have a few pockets like Fonderen etc.

They're not trying to save the world or salvage your investment.

This would seem like a Section 8 style rental with no background check and a high risk tenant pool.

I am located in Virginia and invest all over the state.

DO NOT wait for them to moveout because if they don't you will have more time invested.

However, like any investment, when you are familiar with the process, markets, people, etc., you learn how to mitigate that risk.
