If you are not asking them, it's unlikely they consider you a real player.

That means they are HIGH RISK and you have to be very careful.Some will be like me: financially solid, capable of qualifying at a bank, but trying to get more favorable terms or avoid dealing with a lender.You also have to build in solid protections.

I assume that most of these are residential and we are only interested in commercial; additionally we’re not set up to compete with the established players in the existing note purchase and investment business, since 85% of our note portfolio is notes in which we are the original lender.

And as @Adam Martin said, I would also remove the Ring and let the tenant install one of their own if they really want that capability.

So for the first step, talk to a lender and see what you qualify for and/or capable of purchasing. 

Hedge funds and big players buy "tapes" of REO properties and sometimes will sell off some and keep some.
