With proximity to SRS and Bridgestone plant, I'd have to imagine you could push the rents higher than that.  

You are paying for ongoing maintenance of the entire municipal water supply infrastructure/ water treatment plant upkeep etc. through your water bill.

With commercial RE suffering the most, (retail, small shops, restaurants, etc).
