I have tossed the idea of doing a flip or 2 for the capital increase so when I do jump in my entire savings will not be held up. most duplexes I have looked at show anywhere from a 5%-9% Cap rate.Also to add some info, I'm not looking to get rich overnight. anything with 120+ a month income per door is just fine with me.

It depends what you mean by live off of or how much money you need.As a general idea to make 100k per year requires roughly 800k-1.5M of invested capital.So if I was your friend I’d pick a cheaper market than Austin but that’s just me.

Now I am looking into the Northern Kentucky Market for rental properties in a buy-and hold multi-family approach (but still under 4 units per building so as to avoid commercial loans).I have found a few properties I am interested in that cash flow well and I have found a real estate agent and property manager I am comfortable with.

@Joshua Penners If the tenants have signed previous leases and had uninterrupted occupancy of the property and continue to pay rent per the terms of the previous lease and their actions are consistent with the previous lease terms (for instance you have a $50 late fee in a previous ease and they pay that now even though technically there is no new signed lease) then just about any court will deem them to still be subject to the terms of the lease signed or not .
