I love being in control of the speed to put in an offer, versus waiting for another agent to do it for me.

Conversely, during the peak of the previous economy I visited a few high end new construction sites as a visitor where pretentious design/build type companies were hired and using their in-house Project Manager.

In my opinion, there are 3 qualities that you want your contractors to have: high speed, high quality, and low price.  

I am selling all my rental properties in Santee and Lakeside, due to us approaching the peaks.  

If overpaying, there is the risk that the market is near peaking and the financials on the property will tank in the next few years.

I've peaked around the forum and can't find anything recent that addresses this question.My husband and I currently own 9 properties, 8 of which have financing.

Last cycle, I heard people said houses were expensive since year 1998, the bubble last 8 years, peak in year 2006.

Would love to team up with other investors in the area to help in any way I can and hopefully speed up the process.

Of course I bought at peak of last bubble.
