But seriously, like @Scott Swanson said, any OOS investing has risks (heck for that matter something next door to you will too, but you know that), but having good contacts helps mitigate the risk.  3) Under $100K...that's tough, you'll probably have to go outside of the major metros.

Since I've already had some cap ex in this one year of owning (replaced the HVAC, outside step repair, as well as some other items), I"m looking to do the rehab in stages and would appreciate advice on what would give me the best "bang" for my buck - kitchen upgrades or only replacing the damaged countertops right now and then replacing the carpet?

Those 100% no money left in type deals do not exist anymore in real life outside the get rich quick class. 5+ years ago those strategies did work on rare occasions but you still didn't need to pay a guru with all the free info on BP.
