Did you get an ocean front house?

You can go the route with the larger property management companies - like Vacasa or Blue Swell (call Beth Jones at 850-714-3396) or you can go with a smaller company that gives your unit a little more attention like Gulf Coast Beachfronts (call Anna Lewis at 877-768-0952) but there is a trade off.

I'd shrink that box down a little more, between south of 23rd and north of Blue River.

You can probably still do it, but you are going to have to drive farther away from the ocean to a less desirable area to get to your 700K number. 

Well, the tile work and painting but that's like spitting in the ocean trying to create a title wave.) 

The paint chip looked very neutral but it ended up having much too much blue on the walls.  

@Son D. is your PM company with Oceanpointe/Boardwalk or Blue Sky?

If it's a tough area consider a metal frame to make it more kick resistant.Paint, darker shades of red, dark blue, buff or white all look presentable, and look like apartment door colors.
