We figured if we made it livable and up to code/basic fixing (paint, carpet cleaning, etc) we could get someone to rent it.

I am looking to replace the original carpeting in one of my rentals. they simply don't hold up and i am tired of replacing them ever few years, plus this is a better unit which would benefit from a nicer laminate.  

The tenants put carpet down in the basement and some green tarp on the asphalt backyard which really has spruced it up a bit but that's it as far as improvements.

I'd hate to have to spend 30K on a new roof, 40K on a kitchen remodel, 15K per bathroom on EACH bathroom remodel, paint, carpets, etc. as it needs updating over 30 years...I figure pooling it is kosher since there I operate the rentals like a multifamily as a single owner.

Carpet is shag from the 1970s, and grandma has been unable/unwilling to clean stains out for a few decades now. 

The house was buit in the 50's and they really went with a 50's style flowers crazy carpet wood everywhere etc.

Repairs: We estimate about 40-50K Dollars to make all the units perfectWhy is it vacant & when was the last rental: Not sure and the realtor has not picked up the phone, being a holiday and all, but it looks like they tried to do some work on it, because there is no carpet, and A/C units need to be placed, needs painting, drywall work, bathrooms, kitchens, electric, etc. 

I don't have a GC as I am doing the carpet and paint purchases on the MLS thus far.Good luck!

Does it only need carpets?

That can get very messy using a SDIRA.
