. $91K - Much less then the initial down payment and what we have paid since 2007.Keep renting - We are on the low end of rent still and could probably raise if another $25-$50 per month within the next year - other expenses - HOA- 1,120 annually ; Home Warranty - $755 annually  OR something else?

We literally went from making $14,000 our first year back to now in the low 110s by the end of this year.Between 14k in 2016 and 70k in 2017 and trending upwards for 2018, we were prequalified for 150k loan, assuming 10k in taxes and 5% down.

Interest and vacancy rates continue to remain low (for now) and the common perception seems to be that virtually anyone with some spare cash (or a self directed IRA) can fix, flip, reposition, rehab, swap, wholesale, lease to purchase, buy/hold, etc.
