Have heard good things about the rental market, was curious to see what your typical pricepoints are to purchase properties and what rent income is usually in decent blue collar areas.

Most of them near the base you mentioned, where there are a lot of blue-collar people and working families.

Most sensors need to be connected to wifi and checked on every once and a blue moon.Is the best move to mandate in the contract that the tenant maintain those connected sensors and connect them to the wifi they pay for?

So you have 2 problems with vinyl plank... lighter colors hide scratches, but if you have a split seam, the gap and dirt are very noticeable.If you have vinyl plank, especially the solid core vinyl planks, in your rentals.... how have they held up over the years ??

Sounds like you already closed, do you have any Army Corps issues that came up in your due diligence, i.e. blue line streams?
