If so, how did you learn to manage your rentals well?

I want to jump in and learn and get my hands dirty as soon as possible.

I recommend you spend some time searching for advice in the forums or around the internet and learn how to manage roommates.

I am excited to get my first property and learn from this experience.

Hey guys, I have been learning about REI and in all the bigger pockets it talks about mortgages. 

My suggestion is if you don't go through the hoops to get a permit just keep the front of your house clean and don't do projects in your front yard or throw out large bulk items that are clear indicators of a rehab.Utilize Fort Worth's bulk trash pick up days and get rid of everything at once. 

There looks to be many deals around the city but with high crime rates and and relatively old homes throughout, I wanted to learn about whether there are any up-and-coming neighborhoods, or places that I should avoid all together.

One is for women only (sorry guys, but I'm trying to help my girls invest and grow their wealth..it's my mission lol) and another that is open to anyone interested in learning about STR/Vacation Rental and LTR investing in the area.
