I get a call that it will not light after a fill of oil- then I find that the broiler had run dry and cracked and is now leaking- different stories as to how long the tank was empty- maybe ten days.

Hi @Michael Mackney,I believe that it all a matter of prespective and what was your starting point.When you buy a vacant property you want to make sure that before you're renting it you'll approach and eliminate all of the potential issues that may come in the future, to be able to really rely on a cashflow with low chances of bad "surprises" like leaks or other repairs that needs to be done.

He states he can't rent or sell property due to smoke smell..I doubt that.the house was built in 1951.there are numerous cracks in ceiling from house settling, wood floors need redone plus two round stains from kerosene heaters from last tenants,the bathroom is original pink tiles, kitchen cupboards falling off walls,leaking roof,leaked prior in spare room was patched and never painted, the whole house is a fixed upper.I think he's trying to pass the buck onto me so he can repair to sell, not due to smoke smell.Can I take him to court for my refund or will be win.I live in virginia

He mentioned that the water heater for the 3rd Floor is leaking and in very bad condition and should be replaced.I go up to see the tenant, a lady with a baby, maybe 18 month old.
