All that being said, it is vital that you work with a securities attorney to make sure you CYA (cover your a$$) from every angle; as @Brian Burke stated, jail time is at stake.

@Tom Gimer Thanks Tom...in this case there are two many issues that me as the seller and my future buyer just don't understand....especially with owner financing and lead paint disclosures etc , etc.....but I will put as much in the offer as I can but it will still have wording in the offer that it is contingent on our lawyers  creating a formal sales contract in "x" amount of days....I know of no other way to do this since I lack the knowledge to cover all the bases.....but I will take your advice and get as much in there up front ...if there is a better way then please let me know

To cover myself I would like to put a policy on this property, something basic and will cover me.

They are heavy so table on wheels is preferable.I looked at some reviews and it seems that the Bosch has a motor problem. 

I believe the reserves on the 5th mortgage and later have to include covering 6 months of  all mortgage debt - as opposed to just the one on each of the first 4.

On one of the deals, the Seller is so motivated he is willing to offer a substantial carry back at the closing table in order to help me cover costs of financing and help buy down whomever I bring in to the deal.

I currently own and live in a 2 bedroom condo where I rent out the spare bedroom through AirBnb which covers the mortgage and HOA.

It is partially rehabbed but 2 of the rooms are severely covered in mold (bedroom and basement).
