I had a half-vacant duplex I purchased where the upstairs tenants were doing their laundry and evidently the laundry for their friends/family as the washer and dryer (owned by the tenants) was running multiple times a week for hours on end when I was there rehabbing the first floor unit.

The house needed some work but nothing too crazy, and we also did some upgrades to make it more desirable to a potential tenant/buyer down the road including adding central air and converting the half bath to a full bath with a nice tiled stand-up shower to make a full master suite and a 3 bed 2 bath home.

Within most MLS systems there is a way to specify "duplex only" or "triplex only", so it may be as simple and telling your agent that you aren't interested in any half-duplexes (please exclude those) and you'd really like to only see Du- and Tri-plexes.
