Thanks, I'm not sure if I'll be able to procure enough skin in the game to win them over, but it's been enlightening so far.

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

I have looked at what's available only though sites like Zillow, trulia, Redfin etc. and have found a couple that are producing the results I am looking for.
