I’d say hold off.

I'm brand new to the real estate game in 2023 and this is my first year filing taxes for my rental property. 

They have more skin in the game then you do.Make sure you get clear title.

I'm thinking flipping might be a good entry into investing to build capital to buy and hold.  1.

All that being stated I am planning to refinance again and developing a game plan to obtain another property with the goal in mind to rent my current property.

I'm buying index funds that I'll hold for the long-term.

That is why holding longterm is important. 

After doing a few jobs with others who are investors, I’ve decided to dip my toes in the game and am looking for flips or light-mid rehab and holds. 

The only way you can get anywhere on this is to have an early discussion with the seller of whether they would consider holding the note, but you'll need to figure out what appeals to them to get them to do it.

Thos are serious issues and the more eyes on, the better.BTW, you had a good Home Inspector....Still learning proper lingo, I’m new to the game.
