I have always had a passion for RE and have been looking for the time to jump in, now is as good a time as any I feel.My background is in Asset Protection and with that, I am very analytical and would undoubtedly be an asset to the numbers side of the game.

Hi @Mike Hoherchak there will always be a cycle in real estate, the thing to keep in mind that real estate is a long game for building wealth.   

They have more skin in the game then you do.Make sure you get clear title.

They bring most of the financing and you bring the boots on the ground local area knowledge and the management of the property and some capital so that you have skin in the game.

As we jump in the game, we’re thinking that finding someone based on a referral is a better option than winging it.

RE investment can help you do that if selected right property but I would invest just for that reason because it always might not work and there are limitations.  1) Depending on your retirement goals, you will be better off with a qualified plan(profit sharing plan) for your S-corp that will shelter more of your income from tax and also lower your AGI.

Anything within a three minute drive of campus is fair game for that, as far as I and some other real estate agents familiar with the area can tell.

They passed and we are still in the waiting game. 

MF (depending on size) is a different game altogether.  

He has now mentioned that he wants to get back into the real estate game, and buy more properties later this year, which he agreed to have me come along to witness first hand how the whole process takes place.
