So if all are 2 units and area rents are 600 to 800 you want a fresh product around 700 to lease up fast and then in years 2 to 3 bring them closer to the top market with increases but always remain not at the top.

Based on what you have in the way of a tenant situation it would not be a bad thing if they decided to leave and you had the opportunity to start fresh with a new tenant.

They'll start to get the picture.Then, when talking about the current value vs. renovated value you can explain how "oh - people watch these HGTV shows these days and they all want the freshly updated stuff.
