If they want the extra bed/bath and the increased rent that goes with it, find a way to work around them.

I am from southern California and it will be my first time acquiring any properties for investment purposes.I will actually be visiting the area with my parents 11/23 - 11/26 and will be glad to meet with any lenders, investment specialists, sales agents, property managers, on here from the area, who is knowledgeable and helpful in regards to first time investor needs and interests.Since I am new on here, I am looking for any general tips, suggestions, links, and directions on this site on where I can find more useful information in attaining my goals.Thank you in advance and I wish everyone the best.Chris

I have good friends that were building owners in Chicago for many years, and though I have no firsthand knowledge of the eviction process in Chicago my conversations with them indicate that Chicago is a fairly "tenant-friendly" city.

Insurance at higher levels is really cheap; I think it costs me an extra 30 bucks or so annually per property to add an additional 1 million worth of liability on each property, so if you have anything worth taking you can get extra insurance fairly cheap. 

Does anyone have a lead or knowledge of a reputable institution to place a HELOC on the investment property?

They needed it to allow their delivery trucks to corner back into their delivery area, as well as extra customer parking when they're full.

A PM that is that intimately involved with the total package of its clients will have knowledge of owners looking to get out, properties getting ready to hit the market, etc that the average PM may not know a whole lot about.
