Besides treasuries, saving bonds I am exploring the note funds options, lending club/prosper investing, trust deed investing, private money lending.

I would probably explore a potential shortsale but you're talking a much more length/involved process. 

I know each market is unique- but just wanted to see if anyone had ideas or reflections on the Phoenix market.  

The home is unique in that it has a separate entrance to the basement and an easily configurable entrance to a great little studio area with a half bath.

There is an unbelievable wealth of info on Bigger Pockets if you haven't had a chance to explore it.  

I keep exploring rental yields in several European countries, as I've also lived in Germany in the past.

Also, I didn't see anything about being able to vacate a property after a certain time period here:http://benefits.va.gov/WARMS/docs/admin26/handbook...There are exceptions of course that could come into play based on your unique situation.
