Just as real estate, im looking for deals and once i have a "product" I see what strategy I will use to sell this product.Ecommerce is becoming glorified as a very luxurious side hustle, BUT its not it takes lots of analyzing and work to find those honey hole products but they tend to dry fairly quickly if you don't do your homework right.

I actually had a good track record with them over the last three years until I went into that one equity deal (and I only did that since all the debt and preferred offerings dried up).

When the market is hot profits and commissions get squeezed as margins decrease.It will be a lot easier to make money once we hit the next recession.Those of us who have made our way through 2015 and 2016 finding the hidden gems (properties discounted beyond what it would take to make what most would consider an acceptable spread in this market) are now having our margins squeezed beyond what the aggreggate numbers would suggest.Two years ago the MLS was drying up, but I could find one here and there, or do direct mail and dig up some decent leads.

Dry cleaners - especially old ones, are frequently contaminated with PCE - which is a disaster to clean up.There's probably a reason this property is an REO - the last owner bought it without knowing the difficulties of cleaning up a former dry cleaner location.I think you'll spend a ton of money if you try to clean it up, and you'll be sitting on this property for a long time.
