We are closing on our second rental property next week and I was looking for some advice when it comes to a Landlord Insurance Policy. 

Most people wouldn’t do that, but we are on house 10 in 9 months (not 2 a month like i had hoped) and we’ve outrun it thus far and profited on every deal.If you’re passionate and willing to go all in, go for it!

I usually ask questions to mine the community knowledge to solve problem we are facing.

We are currently negotiating on three properties and will hopefully have a couple under contract soon.Also, I have to add...when I left their office to drive back to the airport, my rental car had a flat tire and without even hesitating, both Joel and Scott jumped in and changed my tire in record time (photo attached).

Connecting with a BP member who have taken on renovations in the markets we are targeting could lead to contractor referrals, sharing stories of successes or heartaches, etc.It is my personal opinion that if you reach out to someone with common interest, the conversations will be more organic and you'll build a mutually beneficial connection!

We are looking to convert a property to a buy and hold.

Should I focus on just securing funds for the down payment and closing costs or should I be concerned about creating some sort of reserves for said rental property (to account for any vacancies and expenses)I assume I need to make sure that in the event I cannot rent out the property we are able to cover the expenses relating to this house in additional to our own personal mortgages but I’m not too worried about this (please let me know if I should be worried)Outside of my mortgage and some credit card debt which will be paid off by the end of this month I do not have any other debt.Are there other factors that I should be considering?

We are actually going to be driving through next week heading to Seattle so we are going to check things out while there and maybe meet a few people to discuss this with while in Vegas

I also plan to add clauses that we are only responsible for fixes that effect the home and not tenant caused damages.
