Its hard to know the ROI because its unlikely if a tenant likes the rest of the house they will not rent it because of this, but also I want this to be a house they enjoy and not have a frustration like this everyday causing them to want to move out sooner.

Hawaii is perfect for vacation rentals and Airbnb which earn way more than a standard apartment lease.

I enjoy investing and usually focus on the 19th ward myself. 

I really enjoy meeting and talking with local investors in person.  

IE basically the turn key markets I would also want a deposit that I could draw on for maintenance calls. and that the owner would need to replenish.. what happens is you have a sewer leak.. tenant is in a world of hurt.. owner is gone on vacation and won't communicate.. bill is 1k.. no money to pay for it.. so PM not wanting to lose a renter and doing the best they can fronts the 1k..
