Hey all- I am looking at buying a small apartment complex with a partner, however the hanging point for both of us is that the landlord currently pays electric, water and gas for 75% of the units and water and gas for the other 25%.

If this guy is in a separate unit,, I'd first get bids for electric service to have separate meters one for each unit..and stop paying all the utilities..
