Hey all- I am looking at buying a small apartment complex with a partner, however the hanging point for both of us is that the landlord currently pays electric, water and gas for 75% of the units and water and gas for the other 25%. 

If this guy is in a separate unit,, I'd first get bids for electric service to have separate meters one for each unit..and stop paying all the utilities.. 

Site plan, energy plan, floor plan, structural plan, and so forth.

And....I wouldn't waste time or energy chasing the appropriated rent either.Btw...

My biggest question at this point has to do with how and when to get gas, water, and electricity turned on.  

So it's a mess to understand.I can say the biggest killer to watch out for is electricity circuits being shared between units.

My gut says you'll spend a lot of time and energy agonizing over this trying to make it work and have it end up either 1.) going nowhere, or 2.) end up as a bad deal.

Electrical on 1, and Plumbing on the other.

I'm closing on a property in a few weeks where the landlord pays electric and bills back to the tenants.  

He hires out the foundation, framing, siding, roofing, electrical and painting.He and his buddy do all/most of the carpentry and plumbing inside.
